What you get
Tenants: Free Lease Review
Lease abstract: expiration, renewal-option notice deadlines, termination rights, rent schedule and expense structure on one page.
Market check: your current and renewal rent against similar space in your Denver metro submarket.
Options and timeline: renew, relocate or restructure, and when to start so you aren't negotiating against the clock.
Building owners: Free Broker Opinion of Value
Pricing range: an opinion of likely sale price, with price per SF and, for leased buildings, an indicated cap rate.
Comparables: recent sales and competing listings, plus leasing comps where income matters.
Strategy notes: buyer pool, timing, and steps that could affect value before a sale.
How it works
Tell us about the property using the form (about a minute).
Quick follow-up: tenants share the lease and any amendments; owners of leased buildings share a rent roll or operating summary.
Review call: a lease review usually takes about 5 business days from receiving the lease. A written BOV usually takes 5–7 business days.
We serve office, industrial/warehouse, flex and healthcare tenants and owners across Denver, Arapahoe, Jefferson, Adams, Douglas and Broomfield counties.
A BOV is not an appraisal
A Broker Opinion of Value is prepared by a licensed real estate broker to help an owner think about pricing and strategy. It is not an appraisal, is not prepared under appraisal standards (USPAP), and is not prepared by a state-certified or licensed appraiser. It cannot be used to obtain financing or as the basis for a lender's mortgage loan decision. If you need an appraisal for financing, tax, estate or legal purposes, hire a state-certified appraiser.
Every written BOV from Protect Realty includes these statements:
Illinois (225 ILCS 454/10-45): "This is a broker price opinion/comparative market analysis, not an appraisal of the market value of the real estate, and was prepared by a licensed real estate broker or managing broker who was not acting as a State certified real estate appraiser."
Colorado: "This evaluation was prepared by a licensed Broker and is not an appraisal. This evaluation cannot be used for the purposes of obtaining financing."
Not legal advice
The lease review is not legal advice. It is a business and market review prepared by a licensed real estate broker, not legal, tax or accounting advice. For legal interpretation of lease terms, consult a Colorado-licensed attorney.
Offer terms
The lease review and the BOV are free of charge and carry no obligation to hire, list with or sign any agreement with Protect Realty.
Who qualifies: Lease review: business tenants (or their authorized representatives) of office, industrial, flex or healthcare space in Colorado. BOV: owners (or their authorized representatives) of office, industrial, flex or healthcare property in Colorado.
Limits: one lease review per lease, and one BOV per property per 12 months. Protect Realty may decline requests outside its service area or property types, or where there isn't enough information to form an opinion.
Each written BOV states its intended purpose, describes the property and methodology, lists assumptions and limiting conditions, discloses any interest of the broker in the property, and identifies the preparing broker by name and license number.
If you later choose to engage Protect Realty, the brokerage relationship and compensation will be set out in a separate written agreement, and you will receive the Colorado brokerage-relationship disclosures required by law.
FAQ
Why is it free? It's how we introduce ourselves to Denver tenants and owners. If it's useful, we hope you'll think of us when it's time to negotiate, sell or plan. There's no obligation either way.
Can I give the BOV to my lender for a refinance? No. A BOV can help you decide whether a refinance or sale makes sense, but it can't be used to obtain financing. Your lender will order its own appraisal.
Is this confidential? Yes. We won't contact your landlord, market your property or tell anyone you're considering a move or sale without your permission.
